I'm from Colorado where it would be unusual to have a lawyer involved- but we also have state approved contracts, etc so there aren't as many variables. 

I am not surprised, this is not unusual for lower value properties with large repairs.

The sellers think this is unusual and don't want to pay it.

There is an unusual amount of sprawl, however, there are numerous sweetspots (some mentioned above) others such as the Morse Rd. corridor, Hilltop, that are 10-15 mins from downtown and promising for growth. 

That seems unusual.

It is not unusual for expenses to eat up several hundred dollars a month for multiple months in a row, when dealing with old houses.

Not knowing what the amount in question is, its unusual that an agent would risk their career or license for a clients rent.
