Either, as you go through stuff you decide it's not worth the hassle, or he starts having to write down things like "the carpet was 5 years old, so I decided I didn't have to clean it" and "my girlfriend said she was going to clean the stove, but she didn't" or "That orange stain is BBQ sauce, but someone else spilled it, so it's not my fault".

He is also giving me 2 parking spaces, Free H20 hook up, a place to store and use a BBQ even though stove and oven inside unit with peninsula island, Vaulted 12 foot high living room with pull out additional queen size couch and flat screen tv, free wifi and satellite TV, Full size fridge and Microwave even alarge MBR closet that holds washer and dryer stackable(but the owner will let me use a new washer and dryer he has on land for free!

Can't open the refridgerator and the stove at the same time and maybe the dishwasher as well.

Appliances (washer, dryer, fridge, stove, microwave, dishwasher) - $4kYou can argue any of these things, but all things being equal this assumption will work on a regular house for a first time estimate if you are hiring out the work.  

Maybe because I grew up in Michigan in the 70s when wood stoves were making a comeback during that energy crisis.  

The electrican told me that we would need to have the furnace in place, along with the stove, dishwasher and water heater so he could fast-track getting a rough & final at the same time to avoid further theft.  

The following needs to be done: heating system installed (I'm currently using a wood stove because the baseboard heaters made the electricity bill outrageous in the winter) but I don't feel comfortable having renters use the wood stove as their heating source.

Perhaps they all had gas stoves and now they are all electric.
