@Jeffrey Jenkins,That's going to depend on why the house is vacant.REOs can be a challenge to wholesale unless you buy them from the lender and then resell them without improvements for a slim profit.Absentee owners may have multiple issues with their property such as pending foreclosure, tax sale and/or other liens.One possible niche, I suppose, might be to buy properties from rehabbers who fail if you can get the right price.Then, of course, there's always divorce and probate / estate liquidation, each of which will have its own challenges.

Cash flow still wouldn't be tolerable.You could adjust Cap, main, vac but the deal still seems slim to anorexic for my taste.

@David Wicks so far what I have looked at on MLS unless as you mentioned you can buy under market value and do the rehab the 2% rule is more like 1% rule, this leaves a very slim cash flow that brings your Cash on cash value to less than 5%.
