I don't know for certain, but I imagine that refinishing and sealing should do the trick...this is good question for a knowledgeable hardwood contractor...

If there are drips from the gutters themselves, they can be sealed. 

Unfortunately most states a have a limit of what you can do without an architect because drawings don't need to be sealed. 

My neighbor even told her she would buy her car which helped seal the deal.

I located the the entry point and plan on sealing it but I am not sure I should trap them in the house.

However the tenants will also have to take every piece of cloth they own....clothes, blankets etc. and wash them, run them through a dryer a few times on the highest heat and then put them into sealed plastic bags for storage.

I already sealed up all of the cracks with that spray foam stuff.
