Private money lenders won't be able to resist because their money is insured and secured, unlike the stock market,  and is earning 10% to 12%. 

I always get the waterproof and scratch resistant and spend around 1.95 or less from LL.

We replaced the electrical outlets in a house when painting trim and realized afterwards code requires tamper resistant outlets now...never even knew they existed and got standard ones.

I like to look at it from the perspective of giving yourself the path of least resistance.

We found one that was such a deal because of the poor foundation we couldn't resist it. 

Any half-way decent home inspector would have noticed the missing head flashing over the windows and also would have pulled back the vinyl siding at a lap joint to look for the presence of the required Weather Resistant Barrier or WRB aka Tyvek.

Hey Yu (sorry, couldn't resist...)Deals I have done with this group have fallen into 3 categories:1) Health issues and hospital bills causing a need for cash now2) Downsizing, moving to an expensive nursing home.

Of course you would need to invest a little more, but if it gets you over the hump in cash flow, then it could be worth it.From what you are saying, the path of least resistance is to sell.
