Again, this is all advice that's contrary to popular belief, but that's also what Bigger Pockets is all about.

Tens of thousands if not hundreds of thousands will be made over the life of the investment, I did not coin the phrase, and it's a common practice that i find quite distasteful when it comes to the elderly or vulnerable among us.Too all of you who think your brand of tough lough and it's not my problem, it's legal, it's the free market or whatever beliefs you live by to justify your posture...the world is already a cold hard place, you are not making it any less so, despite having the opportunity and ability to do so.

@Peter T.Oh how I wish you’d been raised with the smothering belief that you have to go to college to amount to anything, only to find a college charging 16k a year, and no adult in your life telling you it’s a bad idea.

This is how I judge others too, and my belief system tells me it's the right thing to do.But a few realities have surfaced lately.

So while there isn't anything "wrong" with gym membership, tithing, PG&E, and dental insurance being on there, I'd just be going through and deleting those items early in the process.If curious, I believe the thinking is that while someone in general isn't going to be worse off for paying off a credit card to qualify, we can't have people cancelling or downgrading their health insurance to qualify, or failing to uphold their religious obligations.

@Jane Dang My general belief is that the rate of increase in rents and values will more than cover the increase in the mortgage after the 3/5/7. 

Everyone and their situation and beliefs are different, so there is no simple answer.After two months (November & December 2017) of personal in depth research and being VERY skeptical I did decide that this was the program for me personally (January 2018).

This is a question I often ask young investors and seldom get a response beyond a pie in the sky belief that they will pass their investments along to family when they die.
