I guess my biggest issue is trying to wade through all the bs and scamming to find a truly genuine person who wants to help, believes in me and with whom I can build a long term relationship with.

I'm genuinely interested in your comment, V.G Jason.I think of absolute value as buying the future cash flows of a single asset (preferably at a discount!).

If it's just transactional, it won't be as valuable, you have to make genuine friends with people to get great help from them.

There may be different state/local laws giving more coverage to the tenant as well.That being said, if this child has a genuine need - ask for a letter from his doctor (that is legal in housing situations) - and this dog is an actual service dog that has been trained to do tasks for the boy (things that he needs help doing, such as walking or picking up objects; just emotional support/hugging/petting are not tasks and do not make a dog a service dog*), it would be the right thing by you to allow the dog even if the law says you don't have to.

The way she brought it up felt very entitled and not genuine.

I can leave a voicemail that sounds like a real voicemail and make it sound like a good message that I’m genuinely interested in talking about their home, and I tell the truth that I’m an agent and investor.  

First I would like to find properties to buy and hold and for now pass off any deals I find but don't want, maybe for a small finder's fee or refer to my agent if they want to much but seem to genuinely want to sell.
