Well, I am biased, but I love the Jupiter/Juno Beach/Palm Beach Gardens area. 

Account Closed I did a quick search of the MLS for your area (the public side as I only have access to Garden State and NJ MLS systems) and I found 34 multi-families in New Brunswick (huge college town), 9 across the river in Highland Park, and 5 in Edison where you live, Not saying that is a ton of them but it's a pretty good start.

They were using too much water for gardening and were sick of being harassed so they left.I have an Oakland based tenant lawyer (Anthony Leung) helping me serve my Owner Occupancy notice for the larger of the 3 units.Hopefully I can finish the renovation on the vacant 1br by the end of the year and begin renovations on the upstairs 2br when I occupy the residence in January!

Looking at the floorplan on redfin it looks like the 1st unit is a garden/basement unit with 2ba, 1 bath. 

We've personally used Spring Garden Lending and are getting ready to use Temple View Capital for our next project. 

I particularly like North Myrtle, but I have chosen a couple properties as far south as Garden City.

Also around Roosevelt Gardens and Washington park.

I have a gardener who comes to do that and the cost is included in my rent amount.
