If it is in a fancy neighborhood it will easily be over $200 per foot, depending on finish out.

When I go to sell, sure, pull up the carpet and get that hardwood looking nice and fancy.

People are willing to pay up for those fancy complexes (mostly apartments) with really high rents, but there's an equal number of people that just want something that is a nice roof over their head, in a good area, where they aren't paying for every little add-on...definitely some other good comments in this thread as well.  

They are not fancy but easy to rent.

It could be fancy furniture, amazing pool with view, unique game room, etc.
