Residents in the neighborhood are split, some want to trap/neuter/release, and others taking more lethal measures.The property could be really nice, but the smell and presence of cat waste is unpleasant to say the least and gets to the point of making your backyard unusable.

I would add that if your area has little to no competition, you may as well establish your online presence and generate your own leads, as less competition generally means cheaper ads, more visibility and less competition once you reach out to the lead.

You could also use the presence of the dog/pit bull but then you'll get the old "it's not our dog, we were just dog sitting for a friend" line.Again you want to go through an attorney, but my guess is that you'll end up having to do an eviction for other than non-payment of rent.
