@Chris Mooney I am using VOC REHAB to pay for my post-licensing education and they might reimburse my for my license class too. 

The college I’m going to is near some amusement parks, so I was thinking airb&b could have potential over the summer, but leasing a full year is probably safer.

I am using it as you suggested to really compile the information I look for in deals and to be able to decipher between many deals that on the surface these days look so similar (everyone nearly has the same pref, IRR, equity multiple etc).
