There are many active investors in SE Michigan and a large contingent here on BP. 

Phoenix has been appreciating at healthy levels for the last 4 or 5 years with solid lending practices, largely void of speculators, supported by job and population growth and the resale market is below new construction prices in most areas.I think the recent Intel announcement of tooling the new plant provides just one more basis of strength for the SE Valley.

If the PM is worth any amount of salt, you should se repair requests vanish.
