Directing and controlling the call is an art and takes works to master but once you get there you will see an increase in your conversion rate. 

I would recommend adding some wine related wall art and items: Wine barrel side tables, map of the local wineries, stuff made of corks etc.

Underwriting the borrower is art as much as science.

The property must have been used as a residency for at least 1 year (they're trying to prevent developers from building homes specifically for STR).Kanab is just such a freaking cool area that I was initially drawn to as a fine art photographer (ryanmoyer.com plug!) 

Wholesaling is an art where you must be good at marketing, negotiating, contracts, repairs, etc.

Some are already upcoming, some I expect to be in the next few years, but just to name a few: North Collinwood/Waterloo Arts District, Fairfax, Hough, Woodhill Homes, Lee Miles, and maybe North Broadway.
