In the county where I invest, you would not likely get the tenant out for the remainder of the lease term, even if the tenant never resumed paying.However, suppose this same tenant was on a MTM agreement. 

However, in times when times and life hits me, it is a good resume to get a higher paying desk job than flipping burgers, nobody can remove it from me, not anyone, nor anything!

All 3 are robust markets.

I also, see the market in a robust state for several years to come - the commercial market is moving and land prices continue to go up.

I have limited time due to two robust jobs, so my desire to invest outside of my known area is hindered.

Every day, I search for a job and send out resumes.  

It doesn't need to be crazy robust, but of course our goal is to grow, so some scale-ability. 

If sharp price rises resume here anytime soon I'll eat my hat!

Does your PM have a robust tenant selection process including credit report, criminal background check, employment verification & paystubs, references (going back 2 or more landlords, not the last), etc?
