Please never let a contractor dig out a cellar without proper monitoring.

However, with the lease agreements or power-purchase agreements the seller actually monitor the panels to make sure they are operating correctly.

I look at Zillow and Trulia adds every single day for at least the last 2 years and monitor craigslist about 1 week and use Rentometer.
