Every single time my desirable tenant has a conversation with this guy's tenants, my tenant reinforces her belief that she's getting a good deal and resolves to stay, while his tenants reinforce their belief that their LL is a crook and deserves to get as much misery from them as possible.Ka-ching, ka-ching, ka-ching, I make my money month after month, and he never sees a quality applicant.

Really, just try sitting down with them like they were another equal real estate investor (as far as the level of respect and belief that they are smart enough and willing to work out a fair agreement).  

Only grow as fast as you feel comfortable, contrary to belief real estate will not make the average person a millionaire overnight.  

In addition hobby landlords have a mistaken belief that the term of a lease in some way has a bering on when tenant will choose to leave.

You have to accept that a belief you held or choice you made was incorrect.

I think you are mis-guided in your thinking.

My personal belief (just my opinion) is we’ll see a 30-60% correction in real estate in many bigger markets.I’ve invested in financial markets since 2010 (where all my wealth has come from) and majored in international macro economics so I’d say while I may not know as much about real estate as some folks, my bread and butter is financial/global markets.
