When I was 15-16, I did not realize it (at the time) but I did an ideal landlord internship.I was striking out finding a summer/part-time job in a small town in Wyoming, so I started an odd jobs business.

Just because you don't have money doesn't mean you can't bring value to someone and strike a deal.

I used to also move in as much money as possible anyways because when I was working, I knew at some point I was going to strike out on my own.

In order to get that 10+ cap rate in today's market, the property will have some major strike against it, which could be the location, the condition, or both.

It strike me as absolutely insane to be claiming to write from a position of authority when you've been landlording for less than a year.  

The more I look into wholesaling the more I realize that much of it is striking a balance between automating and legwork. 

And Top Producers are actually similar to the crap agents because they do so good, it's a matter of time before they strike out on there own.

.- Try to strike a pre-foreclosure deal with the mortgage holder to buy it for super-cheap, since they will get wiped out at the second auction anyway.

The epiphany is that using a 30 year term for an investment deal is a far better way to go than ever paying cash for the deal, even if you can, and what strikes me as most interesting, even when compared to a 15 year term.
