The property itself is free and clear and I understand I could sell fast to a wholesaler but first I need to try other options in order to limit my loss before I sell to the most generous wholesaler.

They really appreciate this gesture and it really does help get everyone on the same page when it comes to running your unit(s).I would also politely explain to them what type of cleaning standard you are desiring for your unit and maybe even discuss how your previous PM had your unit cleaned (if you are going from one PM to this new one).

Dang it man you would have thought that a 126k annually came with enough perks such as generous vacation time and no clock punching (lots of working from home today boss type stuff) that you could have carried on a few more years.

its the infil in those markets that the bigger hits come from.. so when buying suburban rentals that compare to new builds price stay neutral or rise very slowly.Thank you for following this thread Jay, and your generous replies.

@Marcia Maynard I would love to be one of your tenants and I'd actually appreciate the good will gestures you provide to your tenants.Unfortunately, there are just so many tenants who would not only not be grateful for the gesture, but would see it as expected, and then start adding more things they expect from you.I also didn't provide toilet paper, etc.

The approach I took was to give them a fair (or even generous) cap rate price for the income the property was currently generating but little to nothing for the vacant units.
