This will be the most unpopular and unacceptable answer, but one that will save a NEW landlord far more grief than they could ever imagine:Don’t rent to protected, entitled classes of people like those with “emotional support animals” or 400 pound disabled people.

I don't allow smoking so many of these would be out, but if I were you, I'd be really cautious about discriminating on the basis of people having illnesses / needing care (disability), having 4 kids (family status), or foreign language ability (ethnicity).
