The Quickbooks book I have written by a cpa/atty shows all flip expenses against the property capital account until sold at which time it gets transferred to the COGS account.The reason I ask is because I'm starting to JV with a flipper, I supply the money and he does the work and we split profits 50/50.

@Jonathan Dempsey one book I recently enjoyed was 'Never split the difference' by Chris Voss (he was on a podcast here on BP).What I took out of it is that I too can succeed with negotiating, whereas before I thought 'you either got it or you don't'.Good luck!

One of the Income requirements mentioned throughout the book is a common equation of at least 3x the rent, which leads to my question about creating a set of rental standards that are followed for all properties/tenants during the screening/application process.Question(s): Am I able to have Requirements AND "exceptions" to the rule in writing... example: during my screening, I were to get an applicant asking to use a voucher or accept a certain housing authority funding, am I able to ignore my 3x the rent requirement?
