C class office can go vacant and stay that way MHP once filled rarely changes unless you let it become a mini ghetto.. owned units in a park while on surface look good.. they are not.. they are really hard to maintain.. as parts are custom.so when I bought my parks first thing I did was sell the MH to the tenants when able until they were all gone.Plus in a resale most knowledgeable buyers are not going to give you value for the homes..

I verbally tell tenant prospects that no testing has been done, but they should assume that there is some lead based paint on the surfaces, covered by some non-lead based paint.
