also consider whether you need a full repaving (remove what’s there, level the surface and re-pave), just a 1” or 2” layer over what’s there, or maybe just a seal coating.

I used a latex bonding primer then two coats of finish paint.

The next would be to put a "plastic" coating over the existing.  

It could use a little updating but could be rented after only a coat of paint inside.

I keep it in a coat pocket or somewhere that is a quick grab.

Would cost you far less than eating that difference over The long run and you can probably expense it as a coat of the property.

Oh never mind all the responsibilities and all the money I don't have...Lot of theory but very little actual practical in these podcasts.I know this was blunt.. but I don't do sugar coating. 

no one will tell you they are bad before they screw you , no bad person has a name on his face saying i m screwing you . all the bla bla can be sugar coated.

  $10/gal paint that takes 4 coats to almost cover.
