The fed has absolutely hammered interest rates...and it has done nothing to unemployment. 

We did this as we hammered away at the terms for seller financed.I am referred to as a "mom & pop" or hobbyist by the "professionals."

If all you have is a hammer, then everything looks like a nail.

You look at all of the people  in Indy that got screwed now I'm hearing that people in Detroit are getting hammered as well.

When we run across this with students in particular I have to hammer that point so they don't drag their feet.

I find it funny that they lay a massive hammer on the STRs like this but yet they allow a bunch of scooters to be used everywhere and dumped on the sidewalks like trash each night. 

Don't try to hammer out a deal just try to get an idea of what his expectations are.

There is quite a bit of upfront education you will need, but that's no different from active investing - you will definitely have much less to do after your investment.In my experience as an active investor, unless you have a solid advantage - market knowledge, skills with a hammer - you won't beat the returns of passive real estate syndications where you have a professional asset manager handling your investment.
