I didn't mean to imply your suggestion was out of line, only to clarify as some seem to think they can charge more when they finace the deal.A sub-2 is more formal, a Special Warranty Deed is made granting the property subject to the existing liens.

Of course, residential rental properties do not have the same operating expenses as strip malls and I didn't say or imply that they did.Beachbum did an excellent job of explaining why operating expenses at 50% of gross rents is a good average over the long term.
