For the standard residential system changing the filters regularly and cleaning the condenser/outside unit coil surfaces and fan blade regularly is probably all you need to do.

But at a surface level: Until a rental is "in service" it doesn't get to write off expenses.

Reglazing and the kits will both deteriorate more rapidly with improper cleaning (use of abrasives), with surfaces getting scratchy, dingy, or yellowed.

If the surface is uneven or not perfectly sanded the stain will be blotchy and will just accentuate all the problems.

There are plenty of great up and comers in the rep party.I also wouldn't be surprised if something dirty surfaces.

(The later is where issues of preditory lending can surface.
