You should check out InvestHER (a Bigger Pockets platform podcast that is women centered) that talks a lot about goal setting, and all of the in between of investing or working full time in real estate.

Prices in Eagle River are about the same (though slightly lower) than Anchorage, and it has a different neighborhood feel (think middle aged (mostly white) women hanging out at the coffee shop wearing their REI jackets).

I can say from my personal experiences that about five years ago there were a million "real estate investors" in the Atlanta area I mean these guys were making big money had TV commercials, fast cars and faster women they were like celebrities and they would take advantage of anyone who wanted to learn the game.
