It does imply that the purchaser may have to look a little deeper to find the best purchases off the MLS.

Here's a few things you can do to mitigate this from happening: Hire a house sitter (~100 per week)Ring alarm monitoring system (~20 per month, no internet required)Plant some flowers in the front (imply occupancy)Install dummy or real security cameras (some area even cellular based for live capture)Drill the exterior doors shut As far as theft/vandalism goes, make sure you are insured correctly with a builder's risk policy that covers it. 

All I ever said or meant to imply was that data can be manipulated and it is not always 100%, in every deal in every place.

In my mind the word "Realty" implies brokerage.

Of course this implies we have enough money coming in from investments, that the B&B is a hobby and not the basis of our livelihood.At the same time, investing MF in Seattle /Washington area (my home town) for the rest of the year.

This implies there are a lot more opportunities to purchase SFR below retail then there are opportunities to purchase duplex to quad below retail.
