I guess I don't see money as just fancy cars or expensive vacations I want to change life's.

People "qualified" to do everything often fancy themselves experts at everything, and I am no exception.

A month long delay on a fancier door to arrive, different tile layout, the trim isn't as fancy as you thought, etc. etc.

Also, considering I am putting this ADU in East Palo Alto, I am bit hesitant in putting a too fancy prefab home.

This just fancy speak for the fact that min down payment will basically be 5% across the board when it comes to buying or refinance with as little as 5 % down payment/equity.I think this will push up prices for 2-4 unit properties even more and alot of us who are in this 2-4 unit space will inevitably have to start looking in the 5+ unit space.

We provide washers & dryers in all of our long-term rentals as well, and if you buy basic units without fancy doodads from the major US made brands (Whirlpool-Maytag-Amana-Roper, GE (owned by Chinese but made here), Frigidaire (owned by Electrolux), they'll last a long time and be simple to repair.

I think investors fail to utilize the housing programs because they are afraid of the tenant experience, but housing programs are begging for rentals and most housing program tenants do not want or need fancy, they want SUPER WELL MAINTAINED.
