It would be literally impossible to try the BRRRR strategy in Hoboken unless you have a time machine. 

I became a machine, wholesaling ACTIVE deals from the MLS to investors.

If there's time machine I would invest in the past for condo in Maui rather than condo in Waikiki.

I think the bigger issue is those that think wholesaling or assigning contracts is a money machine the only and for some it is.. but just like being a licensed agent and we know this as fact since I have owned 4 brokerages over the last 4 decades  20% of agents make 80% of the revenue..

You can install a single unit (washer and dryer is the same machine) in a convenient place so long as you have access to water and a drain.

Someone who knows which neighborhoods should have a budget for security and have those costs reflected in the offering...and most importantly, someone who understands that the end investor needs to make money for the machine to work.
