It will be easy as you are just starting out either do it yourself or outsource accounting so you can concentrate on acquisitions. 

That being said, if we take a look at more granular data for neighborhoods, we can at least identify one where the concentration of fourplexs in highest.

I concentrate in the region I live in which is a hot market and when I find a combo of a good area + a trustworthy team i go out of state as well.

Are the units highly concentrated with a small number of owners?  

Hi @Gregg Cohen I am more concentrated in Cleveland at the moment but will definitely keep you in mind when we decide to buy in FL. 

That lets you concentrate your equity and recession proof one property. 

I wasn’t so happy when I first started but I Defiantly am happy now to be blessed to have taken a risk that could have cost me everything I had. pay for nothing, and everything is not technically free I understand that but whatmay have taken the word “free” and concentrated on that word cause it just didn’t sit well with me.

And, over the years you will hold the property, you will need multiple reliable tenants.The best way to consistently have a reliable tenant is to buy a property that attracts a tenant segment with a high concentration of reliable people.

May sound simple but concentrate on finding sellers in a seller's market.......and buyers in a buyer's market.

Good morning all-I am in the beginning stages of searching for my first STR, financing secured, and have been concentrating on the Gatlinburg/Pigeon Forge/Sevierville areas but came across a listing for Douglas Lake not too far from these destinations.Does anyone have experience renting in this area?
