If you were to lay out your 1 - 3 year goals, what type of investments are you looking to start with and where do you see yourself in 3-4 years? 

The profit that you will make from real estate will be life changing, not the 10k or 50k a year for a couple of years.

I do hope we move and stay in San Diego long term (20+ years) like I have with Chicago (40 years).

You could wait to close until you have your license and rather rental arbitrage the unit from seller until then.

We vacation for free every year, and rent them out while we aren’t there.

If you held the flip for 2 years then sold- then you could potentially do a 1031. 

For context I have a tenant who has been in the property for close to 10 years.
