We then switched gears and looked for land because of the 2016 Smokies wild fires.

They weren't easy to work with when we had delays due to a wild winter that pushed the schedule back by 3 months. 

With only a 10 day vacancy, that was a win.While the cleaning lady was at the apartment, finishing up her job, she noticed that there was a severe leak coming from the upstairs suddenly.

CONTEXT..... this whole thing comparing vs other countries is taking things WILDLY out of context. 

It depends on the number of Units, Residential or Commercial, Apartment Complex or mix of Single Family and Multifamily.Under 25 unit  - Tenant Cloud, RentechUnder 100 - Then Doorloop/Buildium.100+ - AppFolio, Yardi, Rent Manager.Apartment Management : Yardi seems to be wildly usedSingle Family ( Mixed ) - AppFolio seems to be popularRent manager has a good customer support team.

My first purchase in 2008 was not great, but I did not have anyone and my agent was a very nice older lady, but no help with investment strategy.

Then I call a couple more people and get a couple more no answers or not interested and then I get a hold of this lady who right off the bat was very polite very sweet and we hit it off right away.
