As best as I can tell without knowing their specific algorithm their search placement is weighted something like this: Price>No/few rules>super liberal cancellation>Instant book>Premier host>Reviews>Other.

I will need to explore the 1031 route and weight it against my opinion on the market.

After August 17th they are now required nationally if the agent falls into 1 of 2 categories.

One of the reports they have provides a capital expense schedule that includes the total amount, placed in service dates, useful life, name, categories, properties, etc.
