We paid $20k for a new system but it was a carrier infinity system and included a 5 ton condensor etc. we are also in washington dc area so it will be a lot more here than other places.

But other than that, no damage or wearing out of stuff so far after 8 years.

Where we expected to gross between $30-40k, we are grossing $60k and generating around $2000 per month in cash flow.

We are going to keep plugging away though and appreciate the input!

For this reason, it would be prudent to not overleverage yourself in this type of environment in order to wait and see where rates do end up falling, as there is consensus in the market we are moving into a falling rate environment, the exact timing of when rates will be falling is unknown and different scenario analysis should be added to underwriting refinance periods to be sure the project is sustainable if inflation resurges and a refinance is delayed.

We are not familiar with any of these markets, nor do we have anyone trustworthy there, or a real estate agent.Our approach would be both rental and house flipping.

It is a 4-Unit property where we are living in one unit and renting out the other three.

We are good friends but that's also not an issue for them because they are a dual veteran couple.

We are ok with no or even slight negative cashflow since it would be a strong equity position for us if we hold it.
