Is your Seller utterly clueless about the value of this property? 

Utter newbie here - first post.We own a small, appealing SFH in a desirable area of SE Portland. 

Not only would I like to save the money, possibly more than anything, it would be utterly galling to pay a morally offensive individual thousands of dollars for basically no work at all.

I have no intentions of removing them from their home as I am financially stable but utterly hate the idea that everyday, the bank is taking away our home.

You'll not only be in an area you like, but your renters and neighbors will be happy too.Just my opinion, with utterly no basis in experience.

I am utterly shocked that this forum allows this misinformation.

This May mean you lose the deal but I would rather lose a shady deal than buy a house only to find out several rooms are in utter disrepair.Is this a fixer-upper or something you hope to do light rehab and immediately rent out?

Well here it comes.There is nothing, and I mean NOTHING worse in this world than when somebody is 100%, dead-to-rights, completely and utterly wrong online.And today that person is me.When I listened to SFL, I lumped in and conflated your comparisons with the plumbing dripping the first time you tried to fix it as an endorsement of doing your own legal work, when (upon re-listening after your post) what you had to say was not that at all. 

Zillow and Trulia therefore are utterly worthless .

I want tenants who will pay rent, and not utterly destroy my property.
