I am undecided on what to do as far as getting out from under this morgage.Am I able to just walk away or will the morgage company come after me for the difference once the property is sold?

They get points for serious majors and  if I they are all undecided that is a negative. 

The thing I am undecided on right now is wether I would want to keep a single family as a rental is the deal was right.. or if were better if I was to sell and 1031 into a multi?
