I would start with single family and small multifamily to get familiar with the real estate market and make sure this is something you're passionate to do for the next 20 years and then grow into bigger multifamily deals.I hope this helps.

I do not believe I am RentRedi's target consumer as I have more needs than others and that has been true for other business relationships I tried to build in my time, but I hate when things have to end on sour notes and the fact that it took publicly criticizing the service to get attention is more than disappointing on RentRedi's part as a service business.

While it's true I don't necessarily trust the pricing software algo, I really like the ease of accessing the data.

My 2 cents: You're young, you could get a real estate or real estate adjacent 9-5 so you can get paid to to learn more about real estate while learning and building the side hustle outside of business hours.Seems like you live in a major US market so that's a plus, you could get a tenant services coordinator job in commercial real estate making $40-60k (not sure if that's more or less than what you are making now) It's an Entry level role, anyone with a degree and a polished resume and a passion for real estate should have a decent shot at landing a job like this.

I am more likely to take a risk, but i suspect when my husband is out from under a controlling baby mama, he won’t mind a little risk either.I love Texas, try to vacation there often and my husband is aligned with Texas farm property as a ten year long term goal.I’m also passionate about the trades and if i could do it all again I’d be part owner of some kind of builder or remodeler or specialty trades business. 

The flyer you linked is about food safety rules by the Department of Agriculture and states they only allow true service animals in food establishments.
