Very often it's because of a temporary hardship such as unemployment, divorce, illness etc.Most sane people don't want to get foreclosed on as long as they see the light at the end of the tunnel (aka hope).

Between that and the unknown amount of time the investment is ill-liquid, I'm not sure if it wouldn't have been better to just pay the tax and take the money.

For me, we have 20 properties,  2 of them STR and together have a value of 1.2-1.3mm, ill throw 5-10k at a direct book site and see what happens, and we did and it works great BUT its not for everyone, everywhere.
