Tenants in our single family homes pay for yard debris removal unless they choose to hire a landscaping company to remove it as part of their service, or haul it to disposal sites themselves.Note, in our city and county the garbage/recycle/yard debris collection trucks use a device that attaches to the bins and hydraulically lifts them from the street or alley and dumps them into the truck.

One tenant has lived there for 13 years & disabled with assistive devices in place, so most likely won't move out.In a C class area.

I was also really hoping this post would get more traction and have some good tips/comments from others with some quick hit negotiating tactics, but maybe it ain't gonna happen...

You will need to get some reviews going so in your first season, you may have to compete aggressively on price --- at least until you get some traction.
