Denver has been a very solid market over the last 10 years and looks to continue the trend as migratory patterns continue to head that direction.

To build on what Scott said, since this has already happened once, if it ever happenes again with this tenant and God forbid she hurts someone, you may be found culpable since you were aware of this "pattern."

I have pretty much all of the skills to do the renovations sheetrock, tile, etc.

I had sewer backing up into a basement and sure enough the city had done work with heavy equipment and crushed the old tile line.

Property manager recommends Porcelain Tile (states more durable in long term) over luxury vinyl tile/plank.  

Interior work included refinishing hardwood floors, painting, laying new tile, and installing new light fixtures.

Are these units section 8 quality, or are these units being dolled up with stone countertops and lvp floors instead of sanded hardwood floors or Armstrong 12 by 12 tiles.

The cause of the leak is that when they built the shower, they tiled it incorrectly.

If I'm already going to be having to fix a lot of the main living area drywall, flooring, and balcony tiling, should I consider options to “enhance” while I’m at it to make the expense more worth it?
