So, I'm addressing a primary home with a different perspective than an investment property.  

As stated above, homes with JADU plans are very popular and increase the value, probably more than an ADU in that there are lots of threads with folks having trouble getting the assessment to properly value the ADU.

Cheaper and easier than an LLC.

While a recirculating hood with a proper filter (cleaned regularly), would help the grease, it would do nothing for the pollutants.If it were me, I'd put in an electric stove (I don't want to chance with my or tenants air quality) and add a 390 cfm or less exhaust hood (still recommenced to get rid of steam, etc from cooking). 

This is a process that can be done on the internet in a simple manner in most states and there are plenty of  filing services who can complete this task for less than an attorney will charge.

Oftentimes, when appraisers walk into a rehabbed property, they assume that the value is LOWER than an equivalent house that isn't being flipped.

(for those who can afford)- Thru my experience calling for 5-6 hours a day can be very exhausting and stressful.

As a side note, I find that the background report isn't as exhaustive as I would like.

I think they're having as large, or larger impact, than an employee with lots of stock that may or may not be vested for some time.
