Moisture / water / mold, knob & tube wiring, foundation issues, ancient plumbing, rust on the breaker panels, termite tunnels, powder post beetle damage, cedar post supports, improper footings, temporary lally columns, etc.As to writing an offer, that's a sensible and common approach.

He does all of our tile work (master bath, guest bath, powder room, backsplash, chimney), flooring, baseboards, crown molding, make ready (door handles, cabinet pulls, mirror installation and final touch-ups) amongst other things that come up during rehab.

I think the primary driving factor for Vermonters to move to CO is more lifestyle-based than real estate driven though: looking to ski more powder and less ice, milder winters, climbing, better rock/bigger mountains, wilderness, increased job opportunities, etc.
