One thing I am sure of, I want to be a wholesaler and I want to find deals but there is SO MUCH conflicting information to sift through and EVERYONE has their own 5 cd course they want you to buy.

This is the first unit to sift out of the mess and is now bank owned.I assume an investor will come in and buy most of the units and they will turn over at some point and a new HOA will be created?

You gotta sift a lot of dirt to strike gold!

I currently have virtual assistants that help me sift through deals, screen sellers, and get deals done.

We're on our second rehab in a desert (ground is dirt & sand not grass) and there's got to be a more time efficient way to "clean up the dirt" then me crawling around on my hands and knees sifting through sand for 2 weeks.Please tell me all your hacks for 'cleaning up the dirt'! 

They usually wait until they have a spear in the back (a burning issue they want help with) and then they sift through a couple websites until they find someone who seems like a good fit.I think a better way is to interview 5-7.

In any event, there are a lot of options to sift through on the internet so just try and find someone who seems to offer the most transparency and sets thorough expectations up front. 

You can sift and sort on the MLS to find places in better locations and more upside than taking what you get off market for a $30k discount. 

You CAN find great work on there, but you'll probably have a lot of proposals to sift through and have to be ready to explain what you want very clearly.As others have said, smaller projects and clear expectations will yield the best results. 

The hard part is sifting the good information from the bad.
