Maybe there are more problems lurking beneath the surface.

I live beneath my means and saved so as to hit my retirement goal of 55.  

So, I am offering on a property with a structural issue to be held as a rental...it appears the foundations has been professionally repaired in recent history, but the living room and upstairs bedroom continue to slope a quite bit...I think I can jack the floor back up and shim it appropriately.But I plan to pull the equity out in 6 months and am concerned with the appraisal for the re-fi...anyone have any advice on this situation?

Have you looked beneath all the sinks?

Try first to see if you can wainscot over them--to save time and money of demo and what lies beneath the unknown before you can sheetrock after you demo and fix any unknown issues. 

When I put a sweep beneath the door it scrapes the floor in certain areas but there is still a gap in other areas.

A decent portion of the plywood beneath the overhang is rotted, so the shingle would need to be replaced and the plywood as well.1)  I had one guy come out to my property and give me a quote to replace the roof.
