I think it really depends on the deal.. if your just getting a so so deal and or basically retail treat it as such.. large seller hold back and rental agreement.if its a smoking deal your goal is to get title and worry about it later.. if that includes renting them a U haul and some helpers then that's a no brainer..

My recommendation is that you screen tenants using a service which offers the full spectrum of reporting (job history, rental history, income verification, credit score, any adverse items as a part of their full credit history, nationwide criminal background check, terrorist list check, sex offender list check and eviction history).

There is also tons of white collar and real estate crime there as well as narco-trafficking, cartel activity, violent crime, sketchy ex-pat American fugitives on the Lam hiding out, sex trafficking, etc. that gets overlooked.

Know what you are willing to "let go" of and I say that because one of my owners ended up selling because she really had a hard time letting go of the fact that guests/strangers were sleeping/having sex in the beds.
