I’m living upstairs with a roommate while I Airbnb the downstairs.

(I have a girlfriend who doesn't want roommates so buying and renting the rooms is off the table and of course we need to be on the same page.)  

My rent by room experience was so long ago that the only term for it was roommates.  

I don't think that can count as income, nor do I think future income from roommates will count.

I really dont want roommates or an AirBnb.

When screening potential tenants, be sure to check for credit history, rental history, and ask for references from previous landlords or roommates.

I was reading up on what to do with a roommate who refuses to pay their share and one of the steps is to go to the landlord. 

Someone in my neighborhood was looking for an apartment with a total of five roommates  and since they seemed like a right fit at that time I moved forward,  they added another roommate later and now want to add another roommate as they are struggling to make payments.
