@Matt Powers I will second what @Jimmy Lieu said and Columbus and Cincinnati are great for rentals when considering price vs rents.

@Grant Shipman Great stuff, I'm a big fan of co-living/rent by room strategy, and I do it here locally in Denver metro, and it is the best strategy in today's market for any house hacker to live for free or make money while living there, but they have to sacrifice personal space.

It’s a double wide and the land is not owned it’s rented.

Renting in NYC adds risk. 

I would not renew their lease then find someone who can pay their rent on time and will obey your rules.  

Section 8 vouchers pay up to fair market rent.

They raise rents more often than you might/would.

I co-owned a franchise for 15 years, we paid over $1.3 million in rent.

So overdue rent balance.Previous apartment.

If this property is hard to rent, or is functionally obsolescent (only 1 bathroom, no yard, etc), or has deferred maintenance that will be costly, or is in a location that is not appealing to Tenants, then maybe a sale would be a good option in favor of a property that has better Tenant appeal, which will likely increase rent and avoid long vacancies in between Tenants.An option to consider....
