I would think if you are good at doing a few of those items above - that you don't need to associate with a RE Group - you can do for yourself what they want you to do for them and keep all of the sweet equity profits and cash flow!

And mention that to the seller that is calling you crazy, I usually get a phone call about the 4th week from that seller asking to regroup and go over the offer again, those are the best ones cause now you know they want to sell.
