In my market there are 2 reasons that keeping is smart. 1) the historical long term appreciation is on going, going back to when records started tracking the appreciation 2) the property tax is near fixed cost.

If it has any basis at all (such as you left the apartment during your lease term for what you felt was a justifiable reason and stopped paying rent, but the landlord disagreed) then you may be better off paying a rather small settlement.

A reasonable hourly rate would be $200-300/hr. for less experienced agents, closer to $500 for experienced agents IMO.
