I've used several over the years and have always ended up with a problem, e.g. 10 yards short on a foundation, bathroom remodel due to a water leak that I had to fix because it leaked again, closets rearranged and I had them put back but ended up with the light switches in place but no lights because they're covered over, etc.

I thought it was time that I rearranged the cart and horse, given that I jumped into the forums without properly introducing myself!

I've seen several of your posts...I'm coming to the BP meetup and trying to rearrange the schedule to do Rarebird, Thursday nights my wife is out and I'm usually on child duty here. :-)  But it sounds good enough to finally get a babysitter.

BP has undergone many changes through the years and this isn't the first time they've rearranged the kitchen on all of their cooks. 

I love projects that make a difference, whether that's fixing up the neighborhood eyesore to just rearranging my living room for a better energy flow. 

Cut paste, rearrange and make the lease what you want. or go to office supply and get a generic one. really it's best to have your lease and paperwork ready before you market your rental. and addendum's for crime free/ drug free,. lead, pet, security deposit should really be first priority to have set. 

Also, I don't want tenants coming to my house, or try to schedule a meeting or rearrange my schedule because theirs didn't work out.My business account has online invoicing but It requires a login profile from the tenant and none have used it so I don't send them anymore.

By using a third party representing me I am able to maintain a more unbiased posture, allow the emotion to blow off without influencing my decision making process, and hopefully reach an agreed plan which provides them with time to rearrange their lives and me to suffer the least cost.Btw, not unusual for a relative not to inform their relative tenants that foreclosure is taking place.  

Then I started coming up with ways to add on to the house, and rearrange the floorplan so it worked better for us.

We eliminated the upstairs because the ceilings were under 7' and couldn't be used as heated sqft, rearranged the floor plan, went through the permitting process and learned how all the trades worked during the process, connected with more contractors, electricians, plumbers, drywall guys, carpenters, investors.
